This consisted of a kitchen extension, remodeling of the internal rooms, remodeling of the garage into a bedroom/bathroom, general updating of windows, plumbing, and electrics amongst other things!. "We were really anxious regarding the extension. We were worried about the build itself, running over budget and also having to live in the house whilst the build took place. From our first meeting, Ben put as at ease and reassured us. Throughout the build Ben and his team were really friendly, reliable and worked to a high standard. "We employed SmartChoice Contractors to do the building work for our En-Suite Bathroom in the period Oct – Dec 2017. We chose them because they were on a short list of recommended builders from our chosen plumber.

We were very pleased with the contribution Ben Simmonds and his team made to the project. They supplied the following services:

• breaking into an internal load-bearing wall, fitting a lintel and new stud walls
• connecting an effluent pipe to the main sewer
• providing electrical & plastering services for the new En-suite
• providing carpentry services, including the fitting of three new doors
• liaising with Wealden DC to achieve building regulations approval
• providing a skip and waste materials removal

"We'd had a bad experience in the past with a builder and took 18 months to find a suitable builder for our extension. Ben was working on one of our neighbours properties so we were able to witness his workmanship on a daily basis before asking him to do the work for us. "Ben and his team re-roofed our very old house and completed some other minor building works over a period of 5 weeks. We selected Ben based on several recommendations from friends and looking at the excellent quality of his other work. We wanted somebody who knew his stuff and whom we could trust. He never let us down. The quality of the workmanship, tiling and general building was superb. The team delivered to time, cost and quality. Any inadvertent damage (inevitable on such a large job) was repaired/replaced without question. The team always arrived on the dates and times agreed and left the works site clean and tidy. We had a minimal snagging list which was completed within a few days. Ben also worked hard to retrieve all the old Kent peg tiles for re-sale and then helped negotiate the transaction. This helped off-set the costs a great deal. Ben’s attention to detail and ideas improved on our own plans. The chimney re-build and re-pointing he completed really improved the property and looked totally within the character of the building. We have already decided to use Ben and his team for the repair and re-pointing of the old external walls in the spring. The photos show the excellent outcome achieved. Ben proved excellent at liaising with other supplies who were fitting windows, iron gates etc. which meant we kept to a very tight overall plan to time, cost and quality. I would highly recommend Ben and his team for any re-roofing, extension or general building work. 10 out of 10 from us for an excellent job."

"I had two main concerns before embarking on our building project. Firstly, I feared working with a contractor who was unreliable, did not communicate, was not thorough, did not appreciate that we had to continue living in the house, and whose work was not up to scratch. The second was that the contractor would not understand the importance of working to our tight budget. I am very happy to report those concerns soon evaporated.
